We are proud of our community! Canyon Creek Logan County is a community of new and existing homes in Guthrie, Oklahoma. In our neighborhood we strive to make this a place where families will enjoy a safe, relaxed lifestyle.

The Homeowners Association exists: to serve the community, to keep our community safe, and to maintain a beautiful place for our families to live.

Payment Amount

CCRs Article 6 on page 22 of 55 explain the collection of dues. In 2023 The Board deemed it necessary to raise dues to the current amount of $420 per year. Payment is due on or before January 31st of each year. After January 31st, a $50 late fee will be assessed.

All guidelines for making improvements and changes to neighborhood properties are explained in the CCRs Article 3 on page 6 of 55. We encourage you to read through the process. All improvements must be approved by the Homeowners Associations Architectural Review Committee. You can apply for changes using the HOA Property and Home Improvement form found at this link: HOA Property Improvement Form
CCRs stands for Covenants. Conditions, and Restrictions. These along with the Bylaws, and Plat are the governing documents for the Canyon Creek HOA. You should have received a copy of the documents in your closing documents when purchasing your home. These documents are very important and define the rights, privileges and restrictions for homeowners designed to keep our community safe, sightly and selling at top market value. All of the neighborhood's allowances, restrictions and rules are found in in the Declaration of Covenants, Conditions and Restrictions. CCRs are available at the following link: CCR Document.
The entire CCRs need to be read to understand all rights and responsibilities but in particular see CCRs Article 2 on page 3 of 55, Article 12 on page 12 of 55.
CCRs Article 5 page 15 of 55 & Bylaws Article 1 on page 40 of 55. Each year the HOA holds an annual meeting in September. Additional meetings may be called as well. All meetings will be posted on the "Updates" section of this website. All homeowners will be notified no less than two weeks prior to each meeting. 
Bylaws Article 1 on page 40 of 55. The HOA board is made up of volunteers just like you. We need and welcome homeowners participation in the work of the association.

Homeowners are encouraged and welcome to attend all board meetings. Homeowners feedback and ideas are welcome. All meetings and agendas will be published ahead of time at least two weeks before the meeting is held.

Board executive sessions may be held at the discretion of the board which would be closed meetings. These are rare and would pertain to issues such as the confidentiality related to paying of dues or disputes.

CCR's Article 6 on page 22 of 55 - HOA dues are levied by the Association to be used exclusively for the purpose of promoting health, safety and welfare of property owners and for the improvement and maintenance of properties, services and facilities devoted to this purpose and related to the use and enjoyment of the Common Areas. This includes insurance, repairs, replacements, additions, property taxes, cost of labor, equipment, materials, management and supervision, and for utility costs.
  •  The major HOA cost is maintenance and repair of roads in our neighborhood which the HOA owns.

CCRs Article 5 on page 15 of 55 & Bylaws Article 2 on page 41 of 55. It is important that Homeowners stay informed and exercise the right and responsibility to help make decisions and vote when called upon. 
CCRs Article 2 on page 3 of 55, Article 5 on page 15 of 55 and Bylaws Article 3 on page 42 of 55. The forming, electing and work of the HOA Board can be found in the above referenced CCRs and Bylaw pages. The Board is elected by voting members and serve two year terms. There are currently four board positions:

We are excited to form a new committee and we need your help! We are asking for volunteers to form a Nomination Committee for Canyon Creek Logan County HOA.

Why: The Association’s daily operations are run by the Board of Directors with help from volunteer members. The five (5) Board members are elected into position by members of the community every other September during the annual meeting. All 5 Board positions will come up for renewal January 2025.

When: We will need to have nominees for the Board positions listed and ready for vote by homeowners by September 2024. Therefore we desire to form a Nomination Committee no later than the end of 2023 in order to allow plenty of time for preparation.

Who: You might make a great Nomination Committee volunteer if you desire to serve the community and help secure good candidates for our next Board elections. We would like 3-5 volunteers to form a Nomination Committee by the end of 2023.
  • The purpose of the Nomination Committee is to identify members of the association willing to volunteer in a Board role and present a list of candidates to the Board of Directors which will then be presented to members for vote no later than September 2024. 
What: Expectations for this volunteer role is:
  • Good people skills
  • Able to keep the good of the entire community ahead of personal goals
  • Give one hour every two months for meetings
  • Give one hour in between meetings for committee tasks

At buildout the total number of homesites will be approximately 90, of those 71 are currently occupied.
